This page contains a summary of our principal booking conditions and our website terms of use. It does not replace our full Holiday Rental Terms & Conditions.
The full Terms & Conditions contain more detailed provisions concerning your booking, payments, cancellations, security deposits, Guest responsibilities, use of the Property, risks associated with Redford Farm, insurance, liability and other contractual matters.
A copy is available from us before booking on request and will also be supplied with your booking confirmation, or can be downloaded here.
By making a booking, you confirm your agreement to the Holiday Rental Terms & Conditions applicable to your booking.

Changes to These Website Terms
Governing Law
Booking & Payment
A 30% deposit is required to secure your booking. The remaining 70% balance is due nine weeks before your arrival date. If you book within nine weeks of arrival, the full amount may be payable when your booking is confirmed.
Your booking is confirmed once we have accepted it and sent you confirmation.
The person making the booking must be at least 18 years old and is responsible for the booking and for ensuring that everyone in their party complies with our Terms & Conditions.
Accepting the Terms & Conditions
Before completing your booking, you will be asked to confirm that you have read and agree to these Website & Booking Terms and the applicable Holiday Rental Terms & Conditions.
By submitting your booking and paying the required deposit or full booking amount, you confirm that you accept the applicable Terms & Conditions on behalf of everyone included in your booking.
You should read the Terms & Conditions carefully before booking. A copy of the applicable Holiday Rental Terms & Conditions will be available before booking on request and will be supplied with your booking confirmation.

If you are booking through a third-party booking platform, the booking terms and acceptance process of that platform may also apply.
Security Deposit
A security deposit may be required in connection with your booking.
Where applicable, details of the amount, payment arrangements and circumstances in which deductions may be made will be provided before or when your booking is confirmed.
Any deductions will relate to reasonable costs arising from damage, loss, additional cleaning or other matters for which the Guest is responsible under the applicable Holiday Rental Terms & Conditions.
Cancellations
If you need to cancel your booking, please let us know as soon as possible.
Unless otherwise agreed:
Your 30% deposit is non-refundable
If you cancel before the balance is due, you will not be required to pay the remaining balance and
Once the balance has been paid or become due, the full Rental Charge is non-refundable.
If we have to cancel your stay because the accommodation becomes unavailable for reasons outside our reasonable control, we will try to offer suitable alternative accommodation or refund the amount you have paid to us.
Changes to Your Booking
If you need to change your dates, accommodation or number of guests, please contact us as soon as possible. We will always try to help, but changes are subject to availability and may affect the price of your stay.
Guests & Occupancy
Only the number of guests agreed as part of your booking may stay overnight at the property.
Please speak to us in advance if you would like to add guests or arrange a party, celebration, private dining experience or other event during your stay.
Check-in & Check-out
Check-in is from 4:00 pm on the day of arrival.
Check-in details will be provided before your stay.
Check-out is by 10:00 am on the day of departure.
Please observe the agreed check-in and check-out times so that our team has sufficient time to prepare the accommodation for you and for guests arriving after you.
Looking After the Property
We ask guests to treat Redford Farm and its contents with care and leave their accommodation reasonably clean and tidy.
We understand that accidents happen. If something is broken or damaged, please tell us as soon as possible so that we can try to resolve it.
We reserve the right to recover the reasonable cost of significant damage, missing items or exceptional cleaning required as a result of your stay.
Smoking and vaping are not permitted inside any of our accommodation.
Children, Pets & the Farm
Redford Farm is a rural farm environment, with livestock, farm vehicles, uneven ground, water, fires and other features associated with the countryside.
Please supervise children and pets at all times, follow any safety information provided and keep pets under control.
Pets are welcome where agreed as part of your booking.
Travel Insurance & Personal Belongings
Our insurance does not cover guests’ personal belongings, travel arrangements or cancellation costs. We strongly recommend arranging appropriate travel insurance when you make your booking, including appropriate cancellation cover.

Your booking is only confirmed when we have accepted it and issued your Booking Confirmation.
Any price quoted specifically to you as part of an accepted booking will apply to that booking.

We aim to keep our website available and functioning properly, but we cannot guarantee that it will always be available or uninterrupted.
We may suspend, withdraw, change or update parts of the website where reasonably necessary, including for maintenance or technical reasons.
